  1. What is a home inspection and why should I get one?

A home inspection provides a thorough visual evaluation of the current conditions of a
home.  The purpose is to identify the systems and components of the property that, in the
professional opinion of the inspector, are significantly deficient.   This is of great
importance especially when major defects are found that may alter the value of the home.

  1. What does your inspection cover?

Our inspection and report meets all applicable requirements in Oregon and complies with
a well recognized standard of practice and code of ethics.  We inspect and provide a
written report on the overall physical condition of a residential structure.  The inspection
will include the Foundation, Electrical System, HVAC System, Structural System, Plumbing
System and the Roof.  A free Pest Inspection is included with a full home inspection.
    See Home Inspections.

  1. How long have you been practicing in the home inspection profession and how many
inspections have you completed?  Are you specifically experienced in residential inspection?

We purchased our HomeTeam inspection franchise in 2001 and we have completed over
2500 inspections.  We do specialize in residential inspection.  We have inspected homes
all around the Portland Metro area.

  1. How much will it cost?

The cost can vary depending on the size and location of the home and/or the services
that are needed.  Our residential home inspection prices are based on the square
footage of the home. The general cost of a home inspection is between $300 and $500.
The general cost of a condominium home inspection is less.  Buyers do need to consider
the value of the home inspection in terms of the investment being made.  Please contact
us by phone or e-mail for a quote.

  1. Can I use my credit card to pay for the home inspection?

Yes, you can use a major credit card through our website which goes through PayPal.
You do not need to have a PayPal account.  It's just the service we use to handle the
transaction.  Just click on the "Pay Now" button on the home page, fill out the information
and you are set.  Please contact us if you have any further questions.

  1. How long will the inspection take?

We actually get the inspection done in about half the time as our competitors because we
bring a team of inspectors, which makes the inspection go quicker and more efficient.
The age, size and condition the house is in will add to the time the inspection will take.
Inspections generally take about two hours.

  1. Do you offer to do repairs or improvements based on the inspection?

We  cannot, by law, offer to do repairs or improvements on the homes that we inspect
(two or more components) within 12 months of the home inspection.

  1. What type of inspection report do you provide and how long will it take to receive the report?

We do a verbal report at the end of the inspection.  You will be provided with a detailed,
computer-generated report within 24 hours, by fax or e-mail, along with color digital
photos of any reportable concerns.  On average, the report is e-mailed to the buyer on
the evening that the inspection is completed.  If requested, a full report can be bound and
mailed for your future reference.  Sample Report

  1. Will I be able to attend the inspection?

We prefer that the buyer attends the inspection because it is a valuable educational
opportunity for their prospective home / investment.  After the inspection is complete, we
will verbally introduce the buyers to their new home by walking them through it.  We strive
to make sure you are satisfied and all your questions have been answered.  This is also a
good time for the buyer to take a closer look at the house and take pictures for ideas
    after they move in.

  1. I will not be able to attend the inspection.  How can I get the contract signed and make payment?

We can either e-mail you the contract for you to print, sign and fax or e-mail back to us or
you can sign an online contract, and not deal with any scanning or faxing.  See question
#5 as far as making payment with your credit card through our website.  You can also just
send us a check in the mail.  We do need a signed contract before the beginning of the
    inspection.

  1. Do you maintain membership in a professional home inspector association?

We have affiliations with or are certified through:
    Oregon Home Inspector Certification (OCHI)
    Construction Contractors Board (CCB)
    Women’s Council of Realtors (WCR)
Oregon Real Estate Inspectors Association (OREIA)
International Association of Certified Home Inspectors (InterNACHI)

  1. Are you licensed, bonded and covered by general liability and errors and omissions insurance?

Yes we are licensed (Oregon Certified Home Inspector OCHI #570, Construction
Contractors Board CCB #163311), bonded and insured by general liability and errors and
    omissions insurance.

  1. Do you participate in continuing education programs to keep your expertise up to date?

We complete 30 hours of continuing education every two years in order to keep up-to-
date on all current issues and new information.  30 hours is also required by the CCB in
    order to renew our certification.
